Get Pre-Approved (same day – 3 days)

Before you start looking at homes, the first step is talking to a lender. A pre-approval shows you exactly what your price range is and makes your offer much stronger when you find the right home.


Start Your Home Search (can take a few days to a few weeks)

Now this is the fun part! Once you’re pre-approved, you can start touring homes and narrowing down what fits your needs, lifestyle, and budget.

Some buyers find a home quickly, while others take a few weeks to explore options, and that’s completely normal.


Make an Offer (same day – 1 day)

When you find “the one,” I, as your real estate agent will help you submit an offer based on market conditions, comparable homes, and your budget.


Inspection Period (typically 10 days)

After your offer is accepted, we will schedule a home inspection. This gives you a full understanding of the home’s condition and allows us to negotiate repairs or credits if needed.


Appraisal (about 1-2 weeks)

Your lender will order an appraisal to confirm the home’s value is at or above the purchase price. This step helps protect both you and the lender.


Final Loan Approval (underwriting happens throughout the process, w/ final approval typically 3-5 days before closing)

During this stage, your lender finalizes your loan. They will verify your financials and prepare everything for closing.

Important Tip: Avoid making large purchases, changing/opening new credit cards or switching jobs during this time.


Closing Day (1 day)

Once everything is approved, you will sign your final documents, pay closing costs, and officially get the keys to your new home.


Final Thoughts
